It sounds simple right? You know”Karen the Realtor” from down the street, or “Bob” who is your cousin, so of course you simply MUST hire him. NO. All kinds of no. Y’all, what you need is someone who is invested in the sale of your home. Someone who is motivated and eager. Someone who is going to SELL your home, not hype on the negatives. Someone who will find a way to spin the negatives when showing the home to buyers and reflect onto positives. The person who is going to put your home in the brightest light. That is the person you hire to be your REALTOR®.
Don’t shoot the messenger! Staging is a MUST in any home above $1,000,000. Especially in our “normalizing” market! Any REALTOR® who comes to the plate and doesn’t address this is doing you a complete disservice. Yes, it’s expensive. Yes, it’s a cost you probably weren’t factoring in. But you should. Staging is everything. While your furnishings are perfect for you and I know you have carefully selected each piece of furniture and decor, the blunt truth is, these are to YOUR liking. The main spaces must be adorned with the proper furnishings and decor to really enhance the space and ensure that buyers can imagine themselves in the home. Make the investment. You won’t regret it.
I know, I know. You want to get the most money for your property and the only way to do that is to price it a little high so that you have room to negotiate when buyers bring offers... right? Unfortunately, no, this is not right. It’s a painful conversation for any REALTOR to have with a potential seller, because if we are too blunt it’s a huge turn off for a seller. The fact of the matter is, not having the courage to be direct and truly honest about pricing strategy is the simple reason why most listings expire and don’t sell. This may or may not be the case for you, I’m not pointing any fingers. But if you want and need to sell your home, don’t you want to put it in front of the largest buyer pool possible? If you price it high, you’ve already eliminated a portion of the potential right buyers.
Point blank, if I can’t show it, I can’t sell it. I know first hand how difficult it can be to allow showings, especiallywith short notice when you live in your home. Trust me, when I sold my last home, my husband had to pack up all three dogs in the car, drive away from the home and find a place where they wouldn’t be barking and going crazy at people outside of the car... then hang out there for 30 minutes to an hour per showing. All sometimes, for buyers to be late or not show up at all or to spend 2 seconds in the home and provide feedback that makes you wonder why they even scheduled a showing: “Need 5 bedrooms, not 3.” Ummm, okay? I promise you, I get it. Even so, make it easy to show. Allow immediate bookings if you can; allow unaccompanied showings if you can stand it (let’s talk more about this), and for Heaven’s sake, please, above all else, please vacate the home for the showing.
